How it all Began
Timothy Van Strien worked as a realtor for 8+ years. Over time, he realized the industry (real estate) was built on relationships, but whenever business got in the way, the relationship suffered. Sometimes vice versa. As the saying goes, “it’s just business.” The problem: Tim was truly interested in people, yet worked in an industry that encourages selling to everyone he’s ever met.
He started to ask questions: Could the model be more transparent? What is the actual job of a realtor? Why do we charge 3% commission to everyone? Would I pay myself this much knowing what I know now?
After nearly a year of hard thinking with his closest friends and trusted people, the hourly model was born. This model brings accountability to the entire equation, for both client and agent alike.
Why the Traditional Real Estate Model (TREM) Causes Distrust
While conflict of interest is rampant in Traditional Real Estate, not all traditional Realtors are driven by money. There are exceptional people in the industry who will move Heaven and earth to meet their clients’ needs. If they have integrity and are professionals in the business, why are their efforts overlooked? Why is the “used car dealership” stigma for Realtors still going strong?
Well, realtors only get paid by selling houses—that is, if they sell the house. I believe this to be a massive oversight of the entire industry. I want people to know, above all, realtors provide advice, but because the only way they get paid is “selling” houses, it’s hard to know which ones are the good ones and which ones just want to get paid.
We wondered, what if we added transparency and structure? Could clear options, boundaries, pricing, and hours, remove “selling” from the equation?
That’s what we are intending to find out.
What We’re About
Educating Clients
Education is the foundation for good decisions. Clients need to understand their options, the process, and the reasoning behind recommendations. Education creates clarity and reduces uncertainty. Although it is impossible to predict the future, we like to try… through thinking about the outcome more carefully. When people are educated, they make the decision, not us.
Only Selling What the Client Needs
Customizable Services are designed to match the needs of each situation. Clients are not required to use services they do not need. This allows for creative flexibility, fairness, and transparency. Paying for only what is needed, because why would I pay for something I do not need?
Making Real Estate More Interesting
Real Estate is boring. The paperwork, the forms, the numbers, the loans, the data, the graphs, the legal…. It's so dry I could perish from thirst. Our goal is to make real estate at least tolerable and maybe one day enjoyable. We like to think of ourselves as educators with a sense of humor and sometimes we sell houses.

Honesty
Honesty includes sharing opportunities, concerns, and unknowns so clients can move forward with clarity. Even if forward is backwards for us. No Honest = No Trust. No Trust = Bad Business. Pretty simple.
Transparency
Transparency comes before everything else. Clear communication, honest conversations, and open expectations create trust and confidence. Transparency means being upfront about options, costs, risks, and outcomes. It also means communicating early and clearly so people can make thoughtful decisions. When transparency leads, expectations are more often met… and no one likes being tricked.
Advocacy
Advocacy means prioritizing what is best for the client. Decisions are guided by long-term outcomes, thoughtful reasoning, and client goals, not our goals. Advocacy requires listening, understanding, and helping people navigate complex decisions with clarity. Jesus said to put others before yourself. Lets try that on for size for once and trust God.
